University of British Columbia, Buchanan Tower Upgrades

The project involves an envelope upgrade and a series of interior renovations to several floors of Buchanan Tower, to be completed over a total of six phases.
During the first phase, building envelope upgrades were performed, including a new roof and replacement of the exterior curtain wall windows on the 9th and 10th floors. The existing rooftop chiller and cooling tower was replaced, the existing ballasted roof was demolished and a new two-ply SBS roof was installed, new sheet metal cladding on the rooftop parapet walls was installed, the existing fire alarm was replaced, a new sprinkler drain system and sprinkler tie-ins for future use were installed on all floors, a four-pipe heating and cooling riser system was installed throughout the entire building for future use and the existing induction heating unit system on the 9th and 10th floor was replaced with a new four pipe fan coil system.
Work on the second phase consisted of selective demolition of the existing floor space, installation of new mechanical and electrical systems including new fan coil units, a new fire suppression system and plumbing systems for the two new kitchenette’s, a new fully accessible washroom, along with upgraded lighting, IT infrastructure and a fire alarm system. Architectural upgrades included new partitions, an interior glass storefront, new doors, flooring and fresh paint. A new wood slat ceiling has been installed in the entry corridor from the elevator. In addition to the interior renovations and upgrades, the project scope also included removal and replacement of the existing exterior curtain wall windows.
The third phase of the project is a continuation of the previous two phases. The work involves renovation and modernization of the working spaces on the 4th, 5th and 6th floors of the Buchanan Tower building.
The remaining forth, fifth and sixth phases will be a continuation of the previous three phases and a series of renovations and interior upgrades to the remaining floors of Buchanan Tower will be performed.
